I had the opportunity to work with Dong Shan Zhao on a complex real estate transaction, and I am very grateful for his professional guidance and legal expertise throughout the process. He was responsive, strategic, and always took the time to clearly explain my legal options, especially in a situation where the facts were complicated and emotions were high. What impressed me most was his ability to stay calm under pressure, anticipate the other party’s tactics, and protect my interests without escalating conflict unnecessarily. With deep gratitude, I would like to share the journey of our Greenlife Retirement Residence Group over the past period. Three years ago, we began due diligence to acquire Royal Oak Senior Living, a high-end, newly constructed senior living facility with 103 units. Initially, this process was expected to take only a few months. However, due to the post-pandemic economic downturn, delays in commercial bank loans and refinancing arose, and funding from our participating shareholders could not be secured as planned. These setbacks posed significant challenges to the acquisition. In the final months, we encountered additional hurdles due to inconsistencies in the land registration records of the property. I’ve worked with Lawyer Zhao multiple times for buying and selling properties, and the experience has always been great. The team is professional, efficient, and highly responsible. They also have a great attitude. Faye, in particular, has been fantastic—she goes the extra mile to protect our interests and ensures everything is handled quickly and smoothly. AVOID AT ALL COST! Owner/the lawyer of this office takes ZERO responsibilities - when staff gave incorrect instructions, the owner will deny any wrong doings arrogantly, and will literally ask you to sue him. Incompetent staff - the law clerks work on your file will pretend to know the document you are singing but if you ask any detailed questions they are uncertain of, they will make up on the spot. This make sense because the staffs are probably scared to be sued by the owner when they ask a question. A REAL real estate lawyer will shield you from fraudulent/suspicious activities in a transaction but I honestly not sure what value this guy add as all he knows when things go south is to say "sue me". I wonder how many times he gets away with it because most of his client are new immigrants who is generally at a vulnerable position. I hope you sleep well at night Dongshan Zhao and wish you all the best to you and your family!
